Tips for Selling Your House in The Winter

If you experience the effects of winter where you live, the weather has already started to cool down and you’re expecting snow in the not-so distant future. The weather is gloomy, and unlike the summer, it’s hard to maintain the curb appeal at your house. So, if on top of the weather changes you’re also looking to sell your house this season, change can add an extra dose of unneeded stress to your plate.

As we all know, not everyone has the luxury of waiting until the spring or summer home-buying season to post the “FOR SALE” sign on the front yard. If you’re looking to sell your house this winter and you want to show your house at its best, staging is more important than ever.
 
If you do it right your house will still stand out, regardless of the weather outside.

Here are 5 tips for selling your home in the winter:

1. Think “warm and cozy”
 
If you’re showing your house during the winter, prospective purchasers are entering your house cold and wet. Nothing is more inviting than entering a warm and cozy house. Turn up your thermostat just before a walk through. If you have a fireplace, turn that on too. It will help the buyer feel more comfortable and entice them to stay longer. This also gives your realtor more time to show them how great your property is.

For a little added touch, add throw blankets to your couches or fold back the thick comforter you have on your bed. In the winter, having somewhere warm to relax in extremely important to everyone.

2. Wash the windows

First impressions are everything for buyers. In the winter windows can become dirty and foggy. If you wash your windows it emphasizes the comfort of the home and provides the buyers with a comforting feeling knowing that the house has been maintained, even in the winter.

3. Play music softly in the background

A warm house with great lighting, a nice view out the windows AND soft music playing will make for a tour that a buyer will not forget. Music helps to create a little atmosphere. Turn on a classical radio station or put in a calming CD. This calming music will further create a mood that appeals to buyers – the idea that this home is a place they can relax in and live comfortably.

4. Decorate for the season

 Picture what you would have set up if your closest friends were going to come over for a dinner party. Would you set the table? Would you have candy bowls on your coffee table? Warm cider in a crock-pot? The inviting feeling you want your dinner party guests to have when they walk into your home is the same one you should focus on when potential buyers walk into the home for a tour. Keep your decorations up-to-date and put time into making the home seem inviting. This will do wonders.

5. Keep up with snow and ice

Make sure that all paths are shoveled and de-iced. Keep walkways and driveways free from all obstruction. If the buyer can’t access your home easily, they won’t buy. If you go away frequently or live in an area that is subject to constant bad weather, you may want to think of hiring someone to salt and shovel the driveway and sidewalks regularly.
